Your "alternative" adult private members party venue tucked away in the corner of a quiet industrial estate.

The heated venue consists of 7 playrooms, a 10 person hot tub, porn cinema and a fully equipped modern BDSM playroom (see below.) and discrete parking outside.

There are 4 toilets, a shower, a non-licensed bar serving soft drinks, tea & coffee in the furnished chill out reception area and an outside smoking area.

The venue has a weekly Friday daytime party 11am-4pm (since 2022) run by trans and cis gender staff that is open to all and is very popular with T-Girls, admirers, Str8, couples, BDSM, etc. The venue is ideal for newbies too, due to the quiet location and parking outside.

The Annex has rooms or the entire venue available for hire subject to availability... please message for details.

This ideal private venue is available for amateur or professional photo shoots and filming or to host an alternative event and showcases craft makers skills at making furniture and equipment for the BDSM community.

Also on week days, rooms are available (subject to availability) for "players" who cannot accommodate daytime fun and would prefer a naughty getaway alternative to a hotel without the strict (late) check-in times and that embarrassing group walk pass a hotel reception.
Please note overnight stays are not available.

The venue comprises of a reception room with comfortable seating.
A very well equipped BDSM Playroom includes:

Dress code for BDSM parties, fetish wear or smart black as a minimum (no blue jeans, trainers etc). We are a friendly and inclusive bunch whose only intolerance is for those who are snobby about "how it should be done".

Our philosophy is that everyone is entitled to show their alternative side in the way which makes them happy, safe sane and consensual are words we live by so as long as it is legal will not judge if it is fun or not. The venue is a cash preferred venue although cards are accepted.
